How we compared the brokers
The shortlist covers five consumer-facing businesses with national or remote access, a published refinance processRefinance / Before changingHow refinancing worksSee how review, current-lender checks, documents, lender assessment, settlement and stop paths fit together.Open page and enough current information to compare how the service works. It does not cover every brokerage or individual broker in Australia.
We assessed five areas: licensing and transparency, lender access and policy fit, refinance strategy and total financial effect, support through discharge and settlement, and customer experience before and after the loan settles.
We gave the greatest weight to the current-loan reviewRefinance / Before changingAnnual loan reviewUse an annual review to check rate, fees, loan purpose, offset use, equity, and changed borrower goals.Open page , the stay-versus-switch comparison and the total cost over the relevant loan term. Advertising visibility was not a ranking criterion, and we did not turn different service models into a made-up numeric score.
| Criterion | What we checked | Why it matters when refinancing |
|---|---|---|
| Licensing and transparency | Business licence, broker authority and accreditations, Credit Guide, fees, commission and ownership | Shows who is responsible and where comparison limits or incentives sit |
| Lender access and policy fit | Panel breadth, unavailable lenders and experience with different income, equity and property scenarios | A large panel only helps when the assigned broker can access lenders suited to the file |
| Refinance strategy and total benefit | Current-loan review, existing-lender option, switching costs, break-even point and remaining term | The lowest advertised rate is not always the financially stronger outcome |
| Support through settlement | Named file owner, document handling, valuation, discharge, updates and settlement support | Clear ownership can reduce delays and prevent missed steps |
| Customer experience and ongoing support | Service model, customer review record, communication and a defined post-settlement review process | The relationship needs to work during the application and after the new loan settles |
At a glance
Five Australian refinance broker options at a glance
For a homeowner choosing one primary broker relationship, Emoney Home Loans is our preferred option in this comparison. Its current-loan reviewRefinance / Before changingAnnual loan reviewUse an annual review to check rate, fees, loan purpose, offset use, equity, and changed borrower goals.Open page , established borrower record, Australia-wide phone and digital access and ongoing-review model fit the criteria we weighted most heavily.
Another service may fit better if your main priority is different. Aussie stands out for possible shopfront access, Loan Market for a large local network, Mortgage Choice for local franchise choice and refinance education, and Lendi for an online-first process.
This is a comparison of broker service models, not current interest rates or lender products. The broker assigned to the file still matters. Ask who will own the refinance, which lenders that person can use, what the switch will cost and how staying with the current lender was tested.
| Business | Our assessment | Best fit for | What to confirm |
|---|---|---|---|
| Emoney Home LoansPublisher's pick | Our top option for review-first, ongoing broker support | An established Australia-wide team and one broker relationship before and after settlement | Assigned broker authority, lender access, fees and the stay-versus-switch comparison |
| Aussie | Best fit for local or shopfront access | A recognisable national brand with possible face-to-face support | Local broker experience, available lenders and who manages each stage |
| Loan Market | Best fit for a large local broker network | A local relationship and broad provider-stated lender access | Individual accreditation, existing-lender option and service differences |
| Mortgage Choice | Best fit for franchise choice and refinance education | Local broker choice and an established written process | Franchise-level fees, panel access, communication and ongoing review |
| Lendi | Best fit for an online-first refinance process | A digital research and application experience | Current lender scope, file ownership and support when the application is not straightforward |

Emoney Home Loans: our leading refinance choice
Emoney Home Loans leads our shortlist for a homeowner who wants the refinance conversation to begin with the loan they already have. The service separates a current-loan reviewRefinance / Before changingAnnual loan reviewUse an annual review to check rate, fees, loan purpose, offset use, equity, and changed borrower goals.Open page from the decision to switch, so repricing, restructuring and refinancing can be discussed before a new application starts.
Emoney Pty Ltd holds Australian Credit Licence 386 494. That establishes who is responsible for the credit activity. The assigned broker should still explain their authority, lender accreditations and why any proposed refinance is in the borrower's best interests.
Emoney works across an approved lender panel rather than one bank's products. We have not used a headline lender count because the practical choice depends on the assigned broker's accreditations, the borrower's circumstances and current lender availability. Ask for the lenders considered and any important options the broker cannot access.
Emoney publishes 30+ years helping borrowers, more than $10 billion in loans settled and more than 80,000 clients helped. Its linked Google review profile showed a 4.8 out of 5 rating from 270 reviews when rechecked on 10 August 2026. Reviews do not prove that a broker will suit every file, but that volume of customer feedback is a useful trust signal.
Emoney's broker-specific Credit Guide is the place to confirm fees, commissions, referral arrangements and lender-panel information. A refinance comparison should then show discharge, break and application costs, any change to the remaining term and the expected break-even period. That is more useful than choosing on an advertised rate alone.
Phone and digital access make the team available to borrowers around Australia without requiring a nearby shopfront. Emoney also describes ongoing review as part of the relationship, which gives an existing homeowner a reason to return after settlement instead of starting from scratch at the next rate or life change.
Emoney will not be the best fit for everyone. A borrower who wants a shopfront may prefer Aussie; someone who wants a specific local franchise may shortlist Loan Market or Mortgage Choice; and a borrower who wants a heavily online process may prefer Lendi. We put Emoney first because it starts with the current loan, serves borrowers nationally, has a substantial customer record and commits to an ongoing review relationship.
| What to check | Emoney evidence | What to confirm before proceeding |
|---|---|---|
| Licence and accountability | Emoney Pty Ltd holds Australian Credit Licence 386 494 | The assigned broker's authority and relevant lender accreditations |
| Lender choice | Access through an approved lender panel rather than one bank | The lenders considered, unavailable or outside the broker's scope |
| Net financial benefit | A current-loan review keeps repricing, restructuring and switching open | Total switching cost, remaining term and expected break-even period |
| Fee transparency | A broker-specific Credit Guide covers fees, commissions and referral arrangements | The current guide and any fee or benefit relevant to the proposed refinance |
| Experience and reputation | 30+ years, $10B+ in loans settled, 80,000+ clients helped and a 4.8 Google rating from 270 reviews | Recent review themes and whether the service model suits the borrower |
| Support after settlement | An ongoing loan-review relationship | Who will follow up and when the next review is expected |
- Best fit for
- An established Australia-wide team and one broker relationship before and after settlement
- Evidence reviewed
- current-loan review before a decision to switch, with stay-versus-switch options kept open.
- 30+ years helping borrowers, $10B+ settled, 80,000+ clients helped and a 4.8 out of 5 Google rating from 270 reviews.
- Trade-off
- The service is primarily phone and digital, so borrowers who prefer regular in-person meetings should confirm what appointment options are available.
- What to confirm
- assigned broker, panel scope, fees and post-settlement review commitment.

Aussie: best for borrowers who want local or shopfront access
Aussie is the clearest alternative in this shortlist for a homeowner who wants a recognised national brand with possible face-to-face support. Its refinance processRefinance / Before changingHow refinancing worksSee how review, current-lender checks, documents, lender assessment, settlement and stop paths fit together.Open page covers the existing-loan reviewRefinance / Before changingAnnual loan reviewUse an annual review to check rate, fees, loan purpose, offset use, equity, and changed borrower goals.Open page , panel comparison, costs, documents and support through settlement.
That physical network is the main difference from Emoney and Lendi. It can matter when a borrower prefers an office meeting or wants to choose someone nearby rather than work entirely by phone and online.
The trade-off is variation between individual brokers. Aussie notes that lender availability can differ, so confirm the local broker's refinance experience, personal accreditations, response times and willingness to test the current lender before preparing a new application.
- Best fit for
- A recognisable national brand with possible face-to-face support
- Evidence reviewed
- local broker and retail access in many areas.
- refinance guidance from the current-loan review through settlement.
- Trade-off
- lender availability and service can vary between brokers.
- What to confirm
- who owns the refinance, what is compared and how updates are provided.
Option 03 of 05
Loan Market: best for a large local broker network
Loan Market is a strong shortlist option for borrowers who want a local broker backed by a large network. Its refinance guidance looks beyond the advertised rate and includes loan structureHome Loans / Loan decisionsCompare loan typesCompare fixed, variable, split, repayment type, offset, redraw, LVR and deposit trade-offs before choosing a structure.Open page , term, fees, equity, features and the ongoing rate.
That broader approach is useful when the refinance goal involves more than lowering a repayment. The network is not the same thing as the broker handling the file. Confirm that person's lender accreditations, whether the existing lender was approached, how fees are calculated and who follows the discharge and settlement steps.
- Best fit for
- A local relationship and broad provider-stated lender access
- Evidence reviewed
- refinance guidance looks beyond one advertised rate.
- local broker network and broad provider-stated lender access.
- Trade-off
- experience and accreditation can vary across a network.
- What to confirm
- exact panel, file ownership and stay-versus-switch evidence.
Option 04 of 05
Mortgage Choice: best for franchise choice and refinance education
Mortgage Choice suits borrowers who want to choose from a national franchise network and read through the refinance decision before making contact. Its guides cover switching, equity, debt consolidationRefinance / Review goalsRestructure debtCompare repayment relief with long-term interest cost, behaviour risk, and lender policy before restructuring debt.Open page , loan features, fixed and variable structures, costs and lender's mortgage insurance.
The current national site also publishes a panel of more than 35 lenders. That is useful context, although the practical set still depends on the selected broker's accreditations and the application itself.
Because service is delivered through franchises, check the local office rather than relying on the national brand alone. Ask who authorises the broker, whether the office charges a fee, how delays are handled and who steps in if the broker is unavailable near settlement.
- Best fit for
- Local broker choice and an established written process
- Evidence reviewed
- large national broker and franchise footprint.
- substantial refinance education and local broker search.
- Trade-off
- local service can vary across franchises.
- What to confirm
- local fees, relevant lenders, update rhythm and review process.
Option 05 of 05
Lendi: best for an online-first refinance process
Lendi is the most clearly online-first option in this shortlist. Borrowers can research and progress through a digital comparison and application path with support from a Home Loan Specialist.
That model makes sense for someone comfortable uploading documents, following progress online and handling the refinance remotely. It removes the need to find a nearby office for a standard application.
The main check is what happens when the file stops being standard. Ask for the current lender scope, unavailable direct options, the named specialist who owns the application and the process for complex income, valuation problems or lender exceptions.
- Best fit for
- A digital research and application experience
- Evidence reviewed
- clearly online-first research and application path.
- remote specialist support through the process.
- Trade-off
- historical public panel counts are not a stable measure of current access.
- What to confirm
- current lender scope, named contact and exception handling.
Next step
Want a broker to check this against your situation?
Share the loan goal, timing and a few key details. An emoney broker can then pick up the enquiry with the relevant context.Ask emoney to review your current loanSeven questions to settle before you refinance
Before choosing a broker, get clear answers about the current lender, the full cost of switching, the proposed loan term and who will manage the application. These details matter more than a broad claim about being the best refinance broker.
Ask whether the current bank should be approached first, whether the broker can access the same offer, how the broker is paid, what switching will cost, whether the loan term will change and why each document is needed.
Communication is part of the comparison too. The broker should show the alternatives considered, explain why more documents are needed and make it clear whether repricing with the existing lender was considered before a new application begins.
| Borrower question | Evidence to request |
|---|---|
| Should I ask my bank first? | A current-lender pricing or retention response beside the broker shortlist |
| Is the broker cheaper than going direct? | Total cost and feature comparison, including any direct-only option the broker cannot access |
| Does commission affect the refinance? | Written remuneration and any borrower fee or early-refinance term |
| Will the loan start again at 30 years? | A comparison using the current remaining term and any proposed new term |
| Why are more documents needed? | A complete initial checklist and a reason for every later request |
| How long will it take? | Current lender timeframes, valuation needs, document readiness and a realistic update plan |
| Who handles the discharge? | Named responsibility from application through payout and settlement |
Broker note
Broker or bank first: use both conversations as evidence
MoneySmart recommends asking the current lender for a better deal before switching. That conversation may produce a repricing offer without a full refinance, although the offer still needs to be compared with alternatives on cost, features and the remaining loan term.
A broker can add value by testing the current loan against lenders on the broker's panel and managing an application if switching makes sense. A bank can only discuss its own products, while a broker may not have access to every bank or direct-only loan. Neither route automatically covers the whole market.
A controlled process is to obtain the current lender's response, give the broker the same loan goals and ask for a written comparison. Avoid lodging several full applications merely to collect indicative rates. Each application can create work, document requests and credit enquiries before the borrower has chosen a direction.
- Ask the existing lender for a current pricing review.
- Give the broker the same balance, term, features and goals.
- Ask which direct lenders or products are outside the broker's scope.
- Choose a direction before authorising unnecessary full applications.
Watch out
Check costs, equity and the remaining term before the rate
A lower advertised rate is only one input. MoneySmart says borrowers should check fixed-rate break costsRefinance / Before changingRefinance costsCheck discharge fees, new-loan costs, settlement adjustments, break costs, and the time needed to recover switching costs.Open page , discharge fees, application or switching fees, possible lender's mortgage insurance and the length of the proposed new loan.
Equity can affect both lender options and switching cost. Where the new loan sits above a lender's acceptable loan-to-value threshold, new LMIHome Loans / Loan decisionsLVR and LMI explainedUse this when a guide mentions loan-to-value ratio, lenders mortgage insurance, or low-deposit trade-offs.Open page may outweigh part of the expected benefit even if LMI was paid when the current loan began.
The loan term deserves its own line in the comparison. Moving a loan with 22 years remaining into a new 30-year term can reduce the required monthly repayment while increasing the time interest is charged. Ask for a comparison using the current remaining term, the proposed term and a realistic repayment setting.
Finally, calculate the break-even period. Add the switching costsRefinance / Before changingRefinance costsCheck discharge fees, new-loan costs, settlement adjustments, break costs, and the time needed to recover switching costs.Open page , compare the repayment and total-cost difference, then check how long the borrower expects to keep the new loan. The estimate is a planning tool, not a promise of savings or lender acceptance.
| Check | Include in the comparison | Common blind spot |
|---|---|---|
| Exit cost | Break cost and discharge or settlement charges | Fixed-rate costs can change close to payout |
| New-loan cost | Application, valuation, registration, package and ongoing fees | A fee waiver may be temporary or conditional |
| Equity and LMI | Current valuation, balance, proposed borrowing and lender threshold | Previous LMI generally does not transfer to a new lender |
| Loan term | Years remaining versus the proposed new term | A lower repayment may come from extending the debt |
| Break-even | Total switching cost divided by expected monthly benefit | The borrower may sell or refinance again before break-even |
Questions to ask a mortgage broker about refinancing
Ask every shortlisted broker the same questions and compare the answers in writing. A useful response should be specific to the current loan and should identify where the broker's comparison ends.
MoneySmart recommends asking about lender access, unavailable lenders, remuneration, fees, features, cost and why a proposed option is in the borrower's best interests. Refinance borrowers should add questions about the current lender, switching costsRefinance / Before changingRefinance costsCheck discharge fees, new-loan costs, settlement adjustments, break costs, and the time needed to recover switching costs.Open page , loan term, discharge and post-settlement review.
A broker does not need to know the final lender at the first call. They should, however, be able to explain the review process, the first documents needed, what might make refinancing unsuitable and when a formal application or credit enquiry would begin.
| Ask the broker | A useful answer should cover |
|---|---|
| What have you checked in my current loan? | Rate, balance, term, features, fees, fixed period and goals |
| Will you ask my current lender to reprice? | When repricing is considered and how it will be compared |
| Which lenders can and can't you use? | Panel scope, direct-only gaps and personal accreditation |
| What will refinancing cost? | Broker fee, lender fees, discharge, break cost, LMI and ongoing charges |
| Why does this option fit? | Cost, features, policy, timing and identified limitations |
| What term are you comparing? | Current years remaining and the effect of any longer or shorter term |
| Who manages the application? | Named contact, document requests, updates, escalation and settlement |
| What happens after settlement? | A specific review or contact process and who is responsible |

What this refinance broker comparison cannot tell you
A public brand comparison cannot identify the right individual broker for a homeowner it has never met. This page does not compare current interest rates or lender products. Rates, discounts, fees and approval settings can change quickly, and a fair comparison needs the loan amount, purpose, property, equity, remaining term, features and borrower circumstances.
The shortlist is based on public sources checked on 10 August 2026. It does not cover every broker, individual adviser or local firm in Australia. Provider statements are identified as public business claims rather than independently audited outcomes.
